The Enterprise Investment Scheme ("EIS") is a tax-efficient investment introduced by the UK Government in 1994 to incentivise investment into smaller UK companies. The government introduced the Seed Enterprise Investment Scheme ("SEIS") in 2013 following the success of EIS.
(S)EIS funds are usually smaller than traditional venture capital funds but are often less expansive and easier to set up due to a lighter structure. An (S)EIS fund is not considered to be a collective investment scheme as defined in section 235 of the Financial Services and Markets Act 2000 but an Alternative Investment Fund ("AIF") conducted on a discretionary basis by a common discretionary investment manager.

Private equity fund can including earlier stage investment namely venture capital fund (VC) or later stage follow-on investment on established company formerly private equity fund (PE). The most common fund structure is "LP/GP". LPs are the limited partners (investors) and the GPs is the investments managers and manage the fund.
Limited Partnership funds de not offer tax incentive but usually allow for bigger investment into companies and larger fund size compared to (S)EIS. This fund structure is more costly to set-up and generally more complex. In that regards, LP/GP VC & PE funds constituted by the limited partnership are AIFs as defined under the United Kingdom’s Alternative Investment Fund Managers Regulations 2013.

Property funds collect funds from various private or institutional investors in order to acquire one or more properties or investment products. They are classified as an unlisted form of indirect property investment. In terms of classification Property Fund's are slightly different than Private Equity Fund as they can be an AIF and a collective investment scheme depending on their structure (LP/GP, EPUT, REIT)
An indirect property investment means that the investor subscribes to shares in a company that, in turn, invests in properties. Through property funds, investors therefore have the opportunity to invest relatively small amounts in large-volume properties by way of professional fund companies. Compared to a direct property investment, property funds are usually characterised by broad diversification (usually various properties in different regions and types of use) and professional investment management, which entails a higher degree of fungibility and lower transaction costs.

SEIS and EIS offer attractive tax relief’s to UK investors who invest in high-risk early-stage companies that meet the qualifying conditions. Advance Assurance is essentially a pre-approval process performed by HMRC, that provides an opinion on whether a Company meets the qualifying conditions of the schemes.
