A property fund can take many forms, including collective investment schemes such as Limited Partnerships (LPs), Exempt Property Unit Trusts (EPUTs) and Real Estate Investment Trusts (REITs).
Limited Partnerships ("LP"). A LP consists of two types of partner: limited partners and at least one general partner. The general partner manages the LP and is responsible for the debts and liabilities of the LP;
Exempt Property Unit Trust ("EPUT"). An EPUT is an unregulated collective investment scheme, is entirely UK based and benefits from exemption of UK gains tax on the basis that all unit holders are tax exempt; and
Real Estate Investment Trust ("REIT"). A REIT is a quoted company that owns and manages income-producing property, either commercial or residential. REITs provide a way for investors to access property assets without having to buy property directly.
